Methodology

The label matters. So does the source.

Texas is a non-disclosure state: sale prices generally are not required to be publicly disclosed. County appraisal values are tax references, not evidence of a transaction price.

Verified

Verified sale

A verified transaction is contributed by a party to the sale or comes from public records and has passed human review. Agent-consented transaction sources require a linked client-consent record. A verified price is shown only to a viewer with verified access.

Estimate

Statistical estimate

An estimate is a statistical interpretation, never a sale. When available, it is labeled with method, confidence, source, and year. Public aggregates are shown only when their qualification and minimum sample size are met.

County appraisal

An appraisal district value supports property taxation. We keep it separate from a transaction record and show a usable source and value year before displaying the amount.

Missing details stay missing.

We do not infer owner identity, missing property facts, source years, or sale prices. A record with incomplete source details is withheld or marked pending.

Informational only — not an appraisal or CMA. Estimates are labeled; verified prices come from a party to the sale or public records.
